“the Mall”

When you mention “the Mall” in Northern Colorado, anyone who’s been here a while knows exactly what you’re talking about. 20 years ago the Foothills Mall (or Foothills Fashion Mall as it was once called) was a regional draw and a great place to shop. As a child I remember eating warm caramel apples by the fountain and thinking there was nothing better.

Today the mall is a blighted piece of dated architecture that boasts one bandaid fix after another for its many shortcomings. Locals shy away and what once was a regional draw now is bypassed for glitzier shopping centers. Or ANY shopping center.

Not anymore.

A holdings group with the wherewithal and boldness to tip the scales for this icon of Fort Collins real estate has purchased the 77-acre campus. Alberta Development Partners, LLC’s plans include removing almost every existing building, scraping the land and starting over. The new, upscale mall planned for completion in December 2014 is said to include a theater, outdoor fountains, ice rink, restaurants, luxury housing and a slew of tenants new to the area.

Who?

The likes of Anthropologie, Trader Joe’s, Nordstrom Rack, Williams-Sonoma and Dave & Buster’s are being courted as we speak. Yeah. That checks a few “wants” off my list.

Bring on the next big thing.

Investors & owners: rejoice! Fort Collins named #6 market in the Nation.

Fort Collins, Colorado was just named #6 on a new list of nine markets with rising real estate values.  Also notable is Boulder, Colorado rounding out the list in the #9 spot.  It’s been apparent for some time that Northern Colorado’s real estate market wasn’t hit nearly as hard as the rest of the nation and research by companies such as Inman News and Zillow remind us of how good we actually have it.  I personally have seen my clients turn a house after owning it less than two years and make a profit.  This isn’t the norm, but there are definitely glimmers of hope on a local level.

Are we on our way up?  We might be.  You don’t know where the bottom of a market is until you miss it and have to buy on the way up.  I’m taking my 3.68% interest rate and jumping in.
